Executive summary
Situla is located in the city centre, close to the main Ljubljana passenger transport station. The location in the vicinity of the main bus and railway station gives fast and easy access to transportation links (bus, train, taxi) that take you to the city centre, to the other side of the country or todestinations located abroad. Two entrances and exits onto Vilharjeva Street facilitate vehicle access, and via Šmartinska Street and the internal city ring road you can get to the main business, cultural, retail and recreation centres in the city. The complex is divided into three functional units that enable the joint purpose: business unit (business, shopping and catering facilities), parking spaces and residential units. It contains 85,000 m2 of marketable gross overhead and underground premises.

Current status
In February 2010 we got the final building permit, therefore the construction work is progressing as planed, meaning that the complex will be finished in the first quarter of 2012. Situla will contain 226 high-standard apartments, more than 6,000 m2 of office space and 28 different service establishments. Investment opportunity
The project Situla is the only urban enough multi-purpose complex in Slovenia. It has an excellent location in the centre of the city and is therefore very interesting for foreign buyers. It is one of the few projects that have already acquired a building permit and have arranged financing in this time of economic crisis. It is interesting for buyers of apartments and business facilities, because of its uniqueness, perfect location, high standard and service establishments. Because of all of these attributes Situla may be labeld as an independent city in miniature.

Investment required
We are prepared to sell this project, which is currently under construction and has arranged financing subject to negotiable terms. The sales value is estimated at 135 million euro.

The construction of the whole project is currently being financed by the Bank.
