Executive summary
Dolenjske Toplice is a town in the south-eastern part of Slovenia known for its geothermal springs (toplice means spa in the Slovenian language). The Municipality of Dolenjske Toplice has decided to pursue tourism and support infrastructure projects which would increase the destination’s appeal and tourism growth by expanding holiday accommodation and by adding sports facilities for more or less energetic pursuits to a special spa experience designed to reinvigorate patrons’ bodies and minds.
The property designated for development lies to the south of the centre of Dolenjske Toplice and the existing spa facilities between two meander bends of the Susica stream. The land parcel has the area of some 8.4 ha to accommodate a hotel, thermal and leisure pools and associated facilities, as well as housing for active, independent older people) and includes 85 ha for the construction of a golf course, horse-back riding, etc. with at least two thermal water springs.
Current status
The Municipality of Dolenjske Toplice (over 3,000 inhabitants on 110 km2) has a property of
over 90 hectares for commercial development. There are two residential buildings still standing and a small shoe factory, but both buildings are to be demolished and the owners compensated.
The planning consent (permission) was achieved in 2009 for the site (90 ha), and there is a detailed site location plan for the construction of accommodation and associated facilities on 8.4 ha.
